Neighbourhoods That Will Become The Next Big Thing in 2023

Singapore as a country is ever changing and constantly improving. For those who have spent time overseas for a few years will return home to find that some parts of the country look different with new buildings, roads and upgraded HDB blocks. In today’s article, we take a look at neighbourhoods that will see growth and popularity from 2023 onwards.

Tanah Merah


The name Tanah Merah is Malay for ‘red soil’. In the past, the area was famous for its coastal red cliffs, thus the given name. Things have changed over the years and it will change even more soon. For starters, this year’s first new condo launch was in Tanah Merah. Sceneca Residences is a 99-year leasehold development which will be linked to the Tanah Merah MRT station. Even the MRT station will be different as a new platform is being added currently. Projected to be completed by 2024, residents will have an easier commute towards Singapore Expo and Changi Airport.


While building the new platform, the existing tracks will also be extended and will be connected to the new MRT depot at Changi where trains from the East-West Line, Downtown Line and Thomson-East Coast Line are housed. SMRT is also studying if a section of the rail viaduct which is approximately 1 km long can be transformed into a green corridor for walking and cycling.


Tanah Merah is already popular with investors as it has plenty of retail options such as Eastpoint, East Village, Bedok Mall, Century Square and Changi City Point. Nearby schools include Temasek Primary, Secondary and Junior College, Anglican High School, St Anthony’s Canossian Primary School, Bedok Green Primary School and many more.


For sports enthusiasts, there are several clubs to get your sporting fix. There is the Tanah Merah Country Club (TMCC) which hosted several HSBC Women's Championships and the US LPGA Lexus Cup and the Laguna National Golf & Country Club which hosted international championships such as the European Tour’s Singapore Masters, the Korean LPGA’s ADT Caps Tour Championship and the Singapore Classic. For NSmen and their families, there is the National Service Resort and Country Club (NSRCC) which is also a golf and country club. Golfers living in Tanah Merah are spoiled for choice! Aside from golf, seaports lovers can enjoy close proximity to the Changi Sailing Club which offers a wide variety of water sports and activities.



Pasir Panjang


Located in the Greater Southern Waterfront part of Singapore is Pasir Panjang which means ‘long beach or sand’ in Malay as this area used to be part of the coastline before land reclamation works.


This area is just a 15 minute drive to Shenton Way and the Marina Bay area by the West Coast highway or AYE. For non-drivers, there is the SMRT circle line that links the North-South, East-West and North East Lines to the city, making traveling to any part of Singapore very convenient. VivoCity is just a few minutes away and getting to Sentosa is fast and quick.


This area has quite a high demand for rentals due to its close proximity to the CBD and tertiary institutions nearby (NUS, Singapore Polytechnic, Ngee Ann Polytechnic). Located in this area is the Mapletree Business City (MBC) and One-North, where many multinational companies are located. MBC is one of the largest integrated developments in Singapore and is connected to the Alexandra Retail Centre and PSA Building.


One-North was first developed as an R&D and science hub that was dubbed Singapore’s Silicon Valley. Companies that have their offices here include Razer, Grab, Dyson, A*STAR, The Walt Disney Company, Industrial Light & Magic (Lucasfilm), Garena, Ubisoft and many others.


New condos upcoming in this area are Terra Hill which is approximately 400m away from the Pasir Panjang MRT station and Sunstone Hill which is a freehold development within walking distance to the Haw Par Villa MRT station.


Educational institutions in the vicinity include the National University of Singapore (NUS), Singapore Polytechnic, Fairfield Methodist Primary and Secondary, New Town Primary and Secondary, NUS High School and many more.


Nature lovers will like Kent Ridge Park, Henderson Waves and Labrador Park as well as West Coast Park and Hort Park where there is plenty of green space to enjoy outdoor activities.



Lentor Hills Estate


This must be the hottest neighbourhood at the moment. With at least five new launch condos in the Lentor neighbourhood, this area is buzzing right now. Lentor Modern was launched in September 2022 and sold more than 80% on the first day, Lentor Hills Residence is set to be launched in February 2023, and 3 more sites on the Government Land Sales (GLS) pipeline in 2023.


SMRT is building the new Lentor MRT station which is along the Thomson-East Coast Line and when completed, residents living in this area will be able to travel directly to the CBD and other parts of the island. For drivers, this area is easily accessible via major expressways such as CTE, PIE and SLE.


Because it is very near Ang Mo Kio Town, Lentor Hills Estate is close to reputable schools such as CHIJ St. Nicholas Girls Primary, Anderson Primary and Secondary, Serangoon Anderson JC and Nanyang Polytechnic.


Nature lovers will enjoy the Lower and Upper Peirce Reservoir Parks where you can enjoy the walking trails and wonder at the many species of birds, mammals, insects and other animals living in a forest environment.
