As part of the government’s long-term and master plan, state land is released for sale every six months through the Government Land Sales (GLS) Programme. This is an opportunity for developers to top up their land bank and also for property investors to know what projects are upcoming.
In today’s article, we look at some interesting residential sites to keep an eye on.
Lentor Gardens, Lentor Central and Lentor Hills Road (Parcel B)
The Lentor area is fast becoming a popular area for private property investors. Situated in the north of Singapore in district 20, the area is home to popular schools such as CHJ Saint Nicholas Girls' School (Primary), Ai Tong School, Ang Mo Kio Primary School and many others, making it a wise investment for families with soon-to-be school going kids.
Lentor Central and Lentor Hills Road (Parcel B) are already sold to GLL D Pte. Ltd. and Intrepid Investments Pte. Ltd., GuocoLand (Singapore) Pte. Ltd. and TID Residential Pte. Ltd.respectively whereas Lentor Gardens was opened for tender on 31st October 2022.
There are 4 sites that will soon be developed into private housing projects, the above-mentioned 3 sites plus Lentor Hills Road (Parcel A) which was released in January this year. When developed, there are approximately 1860 housing units within a sustainable and pedestrian-friendly neighborhood amidst lush greenery with close proximity to schools, parks and a host of retail amenities and F&B outlets.
Served by the new Lentor MRT Station along the Thomson-East Coast Line, potential buyers of these developments can have direct access to the Central Business District (CBD), Orchard shopping belt and other parts of Singapore.
Pine Grove (Parcel B)
After the successful sale of Pine Grove (Parcel A) in June this year to developer United Venture Development (No. 5) Pte. Ltd., URA will be launching for sale by tender for Pine Grove (Parcel B). The two sites, when fully built, are expected to yield potentially over 1,000 units.
Located along Ulu Pandan Road, off Holland Road and Clementi Road in district 21, it is served by major expressways Ayer Rajah Expressway (AYE) and Pan-Island Expressway (PIE). Non drivers can easily travel to the other parts of SIngapore by MRT using the East West Line and nearby stations are the Clementi and Dover MRT stations.
The two sites are also near the hip Holland Village and the upcoming Clementi Nature Trail. Nearby schools and institutions include Henry Park Primary School, Nanyang Primary, Fairfield Methodist Primary School, Singapore Poly and the National University of Singapore (NUS).
Mount Pleasant Project
In November 2021, the government announced that a new housing estate will be developed at Mount Pleasant where the Old Police Academy and the Singapore Polo Club is located.
The site is expected to yield approximately 5,000 flats under the Prime Location Public Housing (PLH) model. The PLH is a new public housing scheme where flats are built in prime, central locations such as the city center and the Greater Southern Waterfront and comes with additional eligibility conditions and enhanced resale criterias. The first projects launched under the PLH model were the River Peaks I and II in the Rochor area.
As part of the redevelopment, a small portion of the Singapore Polo Club will be acquired by the Government and six buildings of the Old Police Academy will be conserved. One building, the Senior Police Officers' Mess, will continue to be used as a police clubhouse, and the other five will be repurposed for commercial or community uses.
Future residents of this project can expect the Mount Pleasant MRT station, which will be part of the Thomson-East Coast Line (TEL), for easy access to the other parts of the island.
Toa Payoh Lorong 4
On 7th November 2022, the URA announced that the Police Security Command in Toa Payoh Lorong 4 will be redeveloped for future housing. The 1.7 ha site or the size of two football fields is expected to yield approximately 800 housing units. The site is also within walking distance to the Braddell MRT station, next to private condominium Gems Residences and opposite block 53, Singapore’s VIP block which hosted the late Queen Elizabeth in 1972 and 2006 when she visited SIngapore.
The site is also near The Peak @ Toa Payoh, where 5 room flats were transacted above the million dollar mark.
